Overview

The CRREM (Carbon Risk Real Estate Monitor) Pathway Methodology is a science-based framework that translates global climate targets into asset-level decarbonization pathways for real estate. Developed from an EU-funded research initiative and now maintained by the CRREM Foundation, it provides forward-looking carbon and energy intensity benchmarks aligned with a 1.5°C scenario.

The methodology is designed to help investors, asset managers, and property owners assess transition risk, identify potential “stranded assets,” and align portfolios with net-zero trajectories. It is not a reporting standard, but a benchmarking and analytical framework used alongside ESG disclosure regimes.

Methodology

CRREM applies a downscaling approach, converting global carbon budgets into property-level emissions pathways. Key components include:

  • Carbon budget allocation: Global emissions limits consistent with climate targets are allocated to the real estate sector.

  • Sector and geographic breakdown: Budgets are distributed across countries, property types, and climate zones based on building stock and energy demand.

  • Carbon intensity pathways: Annual emissions limits (kgCO₂e/m²/year) decline over time to reflect required decarbonization.

  • Energy intensity pathways: Complementary energy benchmarks (kWh/m²/year) reflect efficiency improvements and energy system changes.

  • Grid decarbonization assumptions: Future reductions in electricity carbon intensity are incorporated into projections.

A central output is the “CRREM Misalignment Year,” indicating when an asset exceeds its pathway and may face transition risk. This and other outputs are commonly used to support external reporting and regulatory compliance, including frameworks like TCFD, EU Taxonomy, and CSRD.

Current Status

The CRREM methodology is widely adopted within the real estate sector and is often described as a global reference framework for operational decarbonization and transition risk assessment. It provides pathways covering more than 40 countries and multiple property types, enabling application across diverse portfolios. The framework continues to evolve through updates by the CRREM Foundation, including methodological refinements and global expansion. It is increasingly integrated into investment analysis, ESG strategies, and regulatory alignment processes, particularly in Europe but also in global markets.
