Property Data Management: Centralizes inspection reports, energy declarations, maintenance records, costs, and technical documentation in a single platform.
Scenario Comparison: Compares alternative maintenance and renovation plans while showing their impact on costs, energy performance, and climate outcomes.
Energy & Climate Planning: Forecasts energy consumption and carbon dioxide emissions and tracks progress towards energy and climate goals.
Portfolio-Level Planning: Creates and manages maintenance plans at component, building, and portfolio levels.
Automated Plan Updates: Continuously updates maintenance plans and optimization results as new property data becomes available.
Closing Insights
SINOM originated from research conducted by Dr Amir Farahani and Dr Claudio Nägeli at Chalmers University of Technology, who sought to address the challenge of outdated and fragmented maintenance planning in the real estate sector. Working with organizations including Familjebostäder, Bostadsbolaget, Stena Fastigheter, and Framtidenkoncernen, they developed a platform that combines scientific modelling with practical property management. Today, SINOM helps property owners make maintenance decisions that align financial performance with energy efficiency and climate objectives.
Recent developments reflect growing adoption within Sweden's housing sector. In 2025, Uppsalahem, one of Sweden's largest municipal housing companies, selected SINOM following a competitive procurement process. The company has also partnered with the Swedish Association of Building Engineers (SBR) to make its maintenance planning tools available to thousands of consultants, expanding the platform's reach across the Swedish property market.
