Core Features
Carbon Pathfinder is designed to bridge the gap between sustainability ambitions and capital planning. Instead of simply reporting emissions, it models different decarbonization pathways, enabling organizations to compare investment options, understand transition risks, and prioritize projects that deliver the greatest financial and environmental value. Some of its principal capabilities include:
Portfolio Decarbonization Modelling – Models decarbonization pathways across individual buildings and entire real estate portfolios to support long-term investment planning.
Climate Transition Risk Forecasting – Assesses how transition risks may affect assets and helps organizations incorporate these risks into capital planning and investment decisions.
Scenario Analysis – Enables users to compare alternative retrofit and investment scenarios, evaluating both carbon reductions and financial outcomes before committing capital.
Science-Based Target Assessment – Measures portfolio performance against science-based decarbonization targets and identifies actions needed to close performance gaps.
Capital Prioritization – Helps identify and sequence retrofit projects according to expected emissions reductions, return on investment, and business priorities.
Investment Planning Insights – Produces building- and portfolio-level insights that support budgeting, leasing decisions, and wider sustainability strategies.
Closing Insights
Carbon Pathfinder was introduced by JLL Technologies (JLLT) in 2023 as the software engine behind JLL's broader Decarbonization Strategy service for commercial real estate. Rather than being offered as a standalone carbon accounting application, it forms part of JLL's end-to-end sustainability offering, combining software with consulting, valuation, engineering, and leasing expertise. The platform reflects JLL's view that successful building decarbonization depends not only on understanding emissions but also on making financially informed investment decisions that balance carbon reduction, asset value, and risk.
JLL is a license partner of the Carbon Risk Real Estate Monitor (CRREM), enabling the company to incorporate CRREM's science-based decarbonization pathways into its commercial offerings. CRREM's methodology is widely used by real estate investors and asset managers to assess transition risk and measure whether assets remain aligned with the Paris Agreement. By combining Carbon Pathfinder's scenario modelling and capital planning capabilities with CRREM-aligned pathways, JLL helps clients prioritise retrofit investments, identify assets at risk of stranding, and develop portfolio decarbonization strategies grounded in an established industry framework.
